Troubleshot two of the post lights no longer working
Today I came out because the main breaker had tripped due to miswired pool time clock. I turned off the breakers that control the pool equipment and spa and reset the main breaker to restore power to the home for the time being. Homeowner is going to have us back out when he gets back Check everything to make sure it is safe.
Came out for a no cool. Found blower motor and cap are bad. Motor and wires are arching. Left power off at furnace switch. No flood protection. Cleared drain line. Scheduled install supervisor to come today between 2-5. Based on our findings today, it might be time to think about getting a brand new system.
Called out for toilet not working correctly. Upon arrival, found toilet in master bathroom not flushing correctly. Found that bevel on flapper had broken off and fell into flush valve. Removed bevel piece and performed minor rebuild on toilet installing new fill valve and flapper. Tested for leaks. No leaks were found. Toilet is working how it should. Found water pressure in home is at almost 120 psi. Highly recommend having pressure regulator valve replaced. Also found tankless water heater from 2008. Recommend having water heater replaced as well. Cleaned work areas.
Homeowner had us out today to complete an inspection on a single system. Upon arrival we noticed that there is a system that is from 2007. We checked all electrical components and found that the contactor was worn out and the outdoor system needs to be clean. We also Noticed some biological growth and recommended adding UV to the system. There also is no flood protection on the system. Homeowner declined all repairs at this time.
Tesla Certified Install of New Tesla Wall Connector
Came out today due to the indoor unit producing a burning smell. Upon inspection of the outdoor system found it is a R 22 that is from 2006. Upon inspection of the indoor system found heat pump that is from 2005. Upon testing the outdoor unit found that the refrigerant charger is good. The contactor is burnt and pitted, but the 24 V coil is OK. The capacitor for the outdoor system is within range. Upon inspection of the indoor system found a lot of biological growth inside of the system. The indoor coil and indoor blower will have lots to build up. Due to the amount of stress and buildup on the blower will cleaning this motor could completely caused this motor to fail. Upon inspection of the blower motor itself, found oil from around the motor, which is indicating that the motor has overheated. Upon testing the blower capacitor found it was bad. After full inspection of the system, found nothing that was burnt or any burning wires. Performed test to ensure that the heat strips were not
Found system to be over charged. Removed 1.3lbs from system and it is now cooling correctly. Compressor is row running at 9 amps was previously running at 16.
Based on our findings today, it might be time to think about getting a brand new system. Customer stated they have been having issues for two years with a leak in the system. Had refrigerate put in the system two days ago and it has almost completely leaked back out. System is over ten years old. Have options to do a leak search and repair the unit, customer elected to have a quote for replacement.
Performed diagnostic on upstairs 6yr old Lennox heat pump, upon arrival customer stated unit had water in the pan and he can see water dripping from the side of the unit, checked tstat, already in ac mode set at 77 reading 77, upon going in attic found secondary drain pan with water, recommended removing all water from pan, customer declined stated he will remove it himself, also recommend TE flood protection such as wet switch to prevent pan from filling with water, customer declined as well due to having a float switch, I did explain that float switch will not activate until pan is full of water, inspected air handler, found primary pan full of water, recommend cleaning and flushing drain line, customer approved, flushed and cleaned drain line, now draining properly,inspected duct work and airflow, explain to customer he is short on suppply air for a 3ton unit, requires 1200cfm, customer only has 780cfm supply and 1120cfm in return, recommend increasing 10” to a 14”, customer decline
Removed two commercial grade charge points and provided and installed to universal Tesla magic dock chargers.
